Ghost malls have long been a fascination–a fantasy, really–of urban catastrophists thrilled by the stillness of decommissioned escalators. But while competition from online vendors has ended the phase in which any old mall was a license to print money, some analysts have recently begun arguing that upscale shopping centers that embrace technology can thrive at the very same time that their sadder siblings fall to ruins. It can’t just be a place–it has to be the place to be. In a Daily Beast piece, Joel Kotkin makes that very case. An excerpt:

To suggest malls are dead based on failure in failed places would be like suggesting that the manifest shortcomings of Baltimore or Buffalo means urban centers are not doing well. Like cities, not all malls are alike.

Looking across the entire landscape, it’s clear the mall is transforming itself to meet the needs of a changing society but is hardly in its death throes. Last year, vacancy rates in malls flattened for the first time since the recession. The gains from e-commerce—6.5 percent of sales last year, up from 3.5 percent in 2010—has had an effect, but bricks and mortar still constitutes upwards of 90 percent of sales. There’s still little new construction, roughly one-seventh what it was in 2006, but that’s roughly twice that in 2010.

Shopping in stores, according to a recent study from A.T. Kearney, is preferred over online-only by every age group, including, most surprisingly, millennials, although many of them research on the web, then visit the store, and sometimes then order on line. The malls that are flourishing tend to be newer or retrofitted and are pitched at expanding demographic markets. These “cathedrals of commerce” in the past tended to reflect the mass sameness of mid-century America; those in the future focus on distinct niches—ethnic, income, even geographical—that are not only viable but highly profitable.

This leaves us with a tale of two kinds of malls. One clear dividing line is customer base. In the ’80s and before, malls succeeded fairly universally, notes Houston investor Blake Tartt. But now it’s a matter of being in the right place. “Everything has changed and you have to be with the right demographics,” he suggests. “It’s not so much about the mall but the location that matters.”

Old malls in declining areas, notes a recent analysis by the consultancy Costar, do truly face a “bleak future” and should look to be converted into apartments, houses, corporate headquarters, or churches.

In contrast, affluent urban areas are becoming an unexpected hotspot for malls—even outlet malls are opening open in the urban core.•

Because of immigration, that great and currently misunderstood thing, America should never become a graying population like homogeneous countries (e.g., Japan) nor a society dominated by religious conservatives who reproduce the most. So, I suppose I’m not too worried about a Newsweek report by Joel Kotkin and Harry Siegel whick looks at life in the U.S. in the first era when childlessness is not a stigma. An excerpt:

“The global causes of postfamilialism are diverse, and many, on their own, are socially favorable or at least benign. The rush of people worldwide into cities, for example, has ushered in prosperity for hundreds of millions, allowing families to be both smaller and more prosperous. Improvements in contraception and increased access to it have given women far greater control of their reproductive options, which has coincided with a decline in religion in most advanced countries. With women’s rights largely secured in the First World and their seats in the classroom, the statehouse, and the boardroom no longer tokens or novelties, children have ceased being an economic or cultural necessity for many or an eventual outcome of sex.

But those changes happened quickly enough—within a lifetime—that they’ve created rapidly graying national populations in developed, and even some developing, countries worldwide, as boomers hold on to life and on to the pension and health benefits promised by the state while relatively few new children arrive to balance their numbers and to pay for those promises.

Until recently that decrepitude has seemed oceans away, as America’s open spaces, sprawling suburbs, openness to immigrants, and relatively religious culture helped keep our population young and growing. But attitudes are changing here as well. A plurality of Americans—46 percent—told Pew in 2009 that the rising number of women without children “makes no difference one way or the other” for our society.

More people are opting to live alone, choosing to not have families. It’s mostly because we suck, and being in close proximity to other people who are similar to us reminds us of this fact. But there are other reasons. The opening of a piece about this significant societal shift by Joel Kotkin at New Geography:

“For most of human history, the family — defined by parents, children and extended kin — has stood as the central unit of society. In Europe, Asia, Africa and, later, the Americas and Oceania, people lived, and frequently worked, as family units.

Today, in the high-income world and even in some developing countries, we are witnessing a shift to a new social model. Increasingly, family no longer serves as the central organizing feature of society. An unprecedented number of individuals — approaching upwards of 30% in some Asian countries — are choosing to eschew child bearing altogether and, often, marriage as well.

The post-familial phenomena has been most evident in the high income world, notably in Europe, North America and, most particularly, wealthier parts of East Asia. Yet it has bloomed as well in many key emerging countries, including Brazil, Iran and a host of other Islamic countries.

The reasons for this shift are complex, and vary significantly in different countries and cultures.” (Thanks Browser.)

Inept government has never caused the closure of the Golden Gate Bridge, but high winds have shut it down three times.

The resolutely excellent Newmark’s Door pointed me to this devastating article about the utter mismanagement of San Francisco by its corrupt, incompetent government. An excerpt from the San Francisco Weekly article:

“The city’s ineptitude is no secret. “I have never heard anyone, even among liberals, say, ‘If only [our city] could be run like San Francisco,'” says urbanologist Joel Kotkin. “Even other liberal places wouldn’t put up with the degree of dysfunction they have in San Francisco. In Houston, the exact opposite of San Francisco, I assume you’d get shot.”

Who is to blame for this city’s wretched state of affairs? Yomi Agunbiade, that’s who. Metaphorically, that is.

An engineer by trade, Agunbiade was appointed by Mayor Gavin Newsom to head the San Francisco Recreation and Park Department in 2004. Even before Agunbiade’s tenure, Rec and Park was the department other city departments pointed and laughed at — but under Agunbiade, it became Amy Poehler funny.

During his reign, an audit revealed, rec centers frequently didn’t open, because staff simply didn’t show up — and the department had no process to do anything about it. Good news: New rec centers were slated to open. Bad news: Agunbiade’s department had no plan for how to staff them. But that wasn’t enough to cost Agunbiade his job.”
